WHEN YOU ARE GOOD AND READY

Almost every day I am asked for real estate advice and here I will share with you the one undeniable truth; real estate always goes up and down, in an upward trend, over time. History has proven this over and over almost without exception. The key predictor of profitability is when you buy it and when you sell it. The problem is, there are financial geniuses who spend a lifetime studying and evaluating the real estate economy and they cannot agree on what will develop next, or more importantly, when. If the world’s finest minds can’t agree on what will happen this year, or next , then stick to what is best for your family. Historically, every real estate “trend” is based upon economic reasons that are never the same in subsequent trends. The reality is that no one can predict if prices will go up or down in 6 months or 6 years. How long do you want your life and your family stability on hold? The sweet truth is that you must do what is right for you at this time, and don’t depend on anyone else’s crystal ball.

With that in mind, should you buy now or wait for prices to decline? Should you sell your home now or wait? Will prices increase or decrease? Did you see this last cycle coming and will you see the next one? The last time prices went down they stayed down for 8 years. Then prices sprang forward like never before. Do you want to wait 2, 8, or 10 more years for the pendulum to swing again? The last trend was based upon circumstances that are not the same in today’s economy, so your guess is really as good as any.

Depending on your circumstances, maybe I can help you consider the options. The point is there are options. There are always going to be those who have to buy and have to sell. The one thing you can be sure of when you consult me is that you may not always like my answer, but it is always the truth. Some days that means I may talk myself out of a listing, but if you can hold on to your home in a down market, then that is what I will implore you to do if it is right for you. If you are buying and need to take your time to find just the right home at the right price, I’m your person. If prices are down then so are the tax consequences of buying and selling. I’m all for saving money on taxes and that is a positive we need to dwell on!
